For single-family homes, that begins with “curb appeal”. Be certain the trees are trimmed, colorful flowers greet visitors, and your lawn and landscaping looks its best. Be sure the front door is in excellent condition and all the windows and screens are clean. Have the home, drive, and pool area power cleaned if needed. Buyers appreciate a property that has been loved and well maintained
It is time for Spring Cleaning – a heavy-duty overhaul of all the nooks and crannies. This is a great time to sort, separate, and donate. Clean out and Tidy Up because neatness counts!
Many buyers will be visiting “model” condominiums and houses. Although they realize you occupy your home, the goal is to make every room look as spacious as possible. Go from room to room, remove clutter, put away or remove any unnecessary furniture. It is time to pack away unnecessary “dustables”, clean out the magazines, and clean the closets.
Touch up paint, if needed. Repair caulking and grouting and remove rust stains. Fresh flowers add a touch of elegance. Orchids do well with little care and attention. A colorful geranium can really spark up a room.
Speaking of spark -Sparkle Sells! Make sure the kitchen and bathrooms are immaculate. Clean the appliances, clean under the sinks. Clean the kitchen counters, putting away everything you do not absolutely need to have out. The same is true for the bathrooms. Refold the towels and linens in the linen closet. Be watchful of hazards. Be sure all extension cords are out of sight and throw rugs are removed.
Be sure to lock all valuables and important papers in a secure location.
Showings It's Showtime!
Through our inner office email notification and through MLS and advertising, we will have requests for showings. Be ready at a moment's notice. We always try to have appointments made well in advance. But just in case, make the beds, clean the kitchen and bath counters, and fluff the pillows before leaving for the day.
It is best if you are not present during showings. Buyers want to be free to discuss the property with their agent, and to tour the property at their pace, in their order. They should not be distracted, so they can fully appreciate the attributes of your home.
If you are home during a showing, please make yourself scarce by being outside or in another part of the house.
Don't be discouraged if there have been several potential buyers and there is no offer. Most buyers in our area are looking for a second or third residence. They have the luxury of taking their time before making a decision.
