Starting With The Right Price

With real estate, people often refer to location, location, location…
but when it comes right down to it, its all about price, price, price!

Most buyers looking in our area do not have to buy. They are exploring the Naples area as one of their options, looking for a second or third residence. They have no urgency to purchase at all, which gives them the luxury of taking their time before making a decision. This is why proper pricing of the property is vital.

The selling price of a property is the highest price the current market will bear. To assist you in determining the correct asking price, we will provide you with a comprehensive market analysis of comparable properties in three categories:

  1. Similar properties that are currently listed for sale
  2. Similar properties that have recently sold
  3. Similar properties that have sales pending

This analysis is based strictly on properties that can be considered similar to yours.

By evaluating “the competition”, we will see exactly what alternatives a serious buyer has. We can be certain the property is competitively priced and not under-priced.

The selling price of a pending sale is not available until closing. However, it is important to assess the list price against currently available properties since a buyer chose to purchase that property rather than one that is still an active listing.

Closed sales give us an opportunity to study what buyers in the recent market have been paying for similar properties. However, many indications tell us that previous sale prices may not reflect buyer and seller's expectations in the current market.

In order for a property to sell, it should be a good value. Pricing it too high to “test the market” is not a good idea.

People usually shop around before buying, and an overpriced property makes the better-priced properties sell. Buyers who have been waiting for a new property to become available will usually see it early in the listing. If it is priced too high, you lose those qualified buyers and may not get them back once the price is adjusted.

The Naples real estate market is ever-changing, and this evaluation can provide a guide, but nothing will tell you or us what a buyer will do until your property is listed for sale.
